Structural Calculation & Drawings

Structural Calculation & Drawings

Most building projects that affect a structure, removing a wall, converting a loft, adding an extension, or installing solar panels on an existing roof, require a structural engineer’s input before a builder can proceed legally. That input takes two forms: calculations that demonstrate the design is safe and compliant with UK Building Regulations, and drawings that show the builder and Building Control exactly how to implement it.

At Istidam Consulting, we provide structural calculations and drawings for residential, commercial, and industrial projects across the UK. Our work covers the full range of domestic structural alterations and new-build design, produced to satisfy Building Control requirements under Approved Document A and the relevant Eurocodes (BS EN 1990– 1996).

Our structural calculations and drawings services cover:

  • Load-Bearing Wall Removals: This includes the design for the steel beam, the required pod stones, wall bearing assessment, and connection specifications with another beam or post if required.
  • Chimney Breast Removals: Structural design for a support beam of the remaining chimney, with feasibility assessment of cost-benefit and clash analysis of the beam with the existing lintels.
  • Loft Conversions: Architectural drawings, structural design drawings, floor member and ridge beam calculations, foundation and load-bearing wall assessment, fire safety and head height compliance review, and Certificate of Lawfulness from the local authority, where applicable.
  • Extensions: Plan drawings developed in line with local authority guidelines, full structural calculations from foundation to roof structure, and a complete Building Control package including detailed build-up, insulation, and waterproofing drawings.
  • Roof Assessment for Solar Panels: Structural inspection and load capacity calculations for timber and steel roof structures for the proposed loads of the solar panels.
  • New Build Design: Residential, commercial, and industrial structures, from concept to Building Control submission.
  • Structural Design Verification and Assessment: Detailed assessment of existing structural elements against Eurocodes, covering concrete, steel, timber, and masonry, including bending, shear, and lateral resistance calculations.

What Structural Calculations Cover, and What Happens
When They Are Skipped?

Structural calculations are not a bureaucratic step in the planning process. They are the
engineering basis on which every load-bearing decision in a building project is made: what size beam replaces the wall being removed, what depth of foundation carries the new
extension, and whether the existing roof structure can support the weight of a loft
conversion or solar panels. When those calculations are absent, the consequences range
from Building Control refusing to sign off on the work to structural failure during or after construction.

Only a qualified structural engineer can confirm definitively whether a wall is load-bearing when original drawings are not available. Attempting to assess this without professional
input and proceeding without calculations is not a recoverable position; the consequences include partial collapse, mandatory remediation at the owner’s cost, and a property that cannot be sold or remortgaged until the work is retrospectively verified.

The pattern is documented consistently in UK property forums. A homeowner removes a
wall on a builder’s informal assessment. Building Control attends mid-build, requests
structural calculations, and the work stops. The engineer is then instructed retrospectively, at a higher cost than an upfront instruction would have carried, and in some cases, the
installed steelwork has to be modified.

Load-Bearing Wall Removal: What the Calculation Has to Establish

Removing a wall that supports floors or roof structure requires a steel beam to support the loads above. The beam specification depends on the opening span, the loads coming down from floors and roof above, and the condition of the supporting structure beneath it, whether it is a wall topped with pad stones or a steel post, and the existing foundations. The calculation report specifies the beam size, steel grade, pad stone dimensions, concrete
specification, and, if required, connection details. Without that specification, a builder cannot price the steel correctly, a steel fabricator cannot produce the correct section, and Building Control cannot approve the work.

An issue that regularly causes problems in older properties, particularly pre-1960s terraced
and semi-detached houses, is the presence of hidden structural elements above the
proposed opening. A steel beam from a previous alteration, a lintel carrying an external wall, or a floor beam framing into the wall all create point loads that fundamentally change the beam design. Our calculation reports aim to have a comprehensive assessment of the existing structure to identify these conditions before the design is finalised.

What Istidam produces for a load-bearing wall removal

Steel beam design to Eurocode 3 (BS EN 1993), pad stone specification and concrete grade, connection details for beam-to-beam or beam-to-post bearing, temporary propping requirements when needed, structural drawings suitable for Building Control submission, assessment of existing structure for hidden loads and clashes with existing beams or lintels.

Chimney Breast Removal: Feasibility First, Then Design

Removing a chimney breast to obtain more floor area is a common alteration in UK houses.
Supporting the remaining chimney breast and stack is essential before removing the breast on a specific floor. Gallows brackets, once a common solution for this support, are no longer compliant with current Building Regulations, meaning that most chimney breast removals now require a steel beam to carry the remaining breast and stack.

Before committing to a chimney removal, it is worth establishing whether the beam
required would clash with an existing window lintel, whether the stack above is shared with
a neighbouring property under the Party Wall etc. Act 1996, and whether the client is
aware of how much the cost of the structural work is proportionate to the floor area
recovered. Istidam Consulting provides a feasibility assessment that addresses all three questions before any structural design work is carried out. Proceeding to design without that assessment is a regular cause of cost overrun on this type of alteration.

What Istidam produces for a chimney breast removal

Feasibility assessment covering cost-benefit ratio and Party Wall implications, steel beam design for chimney breast and stack support, clash check against existing lintels and structural elements, and structural drawings for Building Control submission.

Loft Conversions: The Full Scope of Structural Input Required

A well-executed conversion adding a bedroom and en-suite can add up to 24% to a
property’s value (Nationwide, October 2025). That return depends entirely on the
conversion being completed with a Building Regulations completion certificate. Without
one, the additional floor area cannot be included in a mortgage valuation, and remortgaging to release equity from the conversion is not possible.

Building Regulations for loft conversions were updated in January 2024, tightening
requirements across structural safety, staircase accessibility, fire safety, and insulation, including a specific U-value for roofs and walls. Any conversion that does not meet these standards will not receive a completion certificate from Building Control, regardless of how long the structure has been in place.

The structural input required for a loft conversion is more extensive than most homeowners expect at the outset. The existing floor joists, which were designed for light storage, cannot carry the imposed loads of an occupied room and require replacement or
support. Where the existing roof uses trussed rafters rather than traditional rafters, significant alterations are needed because trusses cannot simply be cut without redistributing the loads they carry. Ridge beams, dormer supports, flat roof, and new joists all require individual structural design.

What Istidam produces for a loft conversion

Architectural drawings, structural design drawings, full structural calculations for Building Control submission, floor joist and roof member design, ridge beam and dormer support design, foundation and load-bearing wall adequacy assessment, fire safety and head height compliance check, Certificate of Lawfulness from the local planning authority where the conversion falls within Permitted Development rights.

Extensions: From Plan Drawing to Building Control Package

A home extension involves structural decisions at every stage of design, from the foundation type suited to the site’s ground conditions to the roof structure. The structural calculations must be completed after planning approval and before building work starts, as Building Control requires them as part of the application package. Submitting to Building Control without calculations, or with calculations that do not address all structural elements, delays the start on site and, in some cases, requires a resubmission.

Istidam Consulting works with clients throughout all stages. If the client has the plan drawings from their architect, Istidam Consulting can continue designing the structural elements and drawings. Istidam Consulting can also work from the very beginning of the extension, from the concept and plan drawing stage, establishing the extension’s dimensions and layout in line with local authority planning guidelines through to a complete Building Control package. That package
covers detailed drawings of all build-up layers, insulation specification, waterproofing details for flat or low-pitch roofs, structural calculations for foundation, walls, floor, and roof, and any drainage diversions or modifications required. A builder receiving an Istidam Consulting Building Control package has everything needed to price the work accurately and to satisfy Building
Control inspections at each stage.

What Istidam produces for an extension

Plan drawings developed in consultation with the client and in line with local planning guidelines, structural calculations for all elements from foundation to roof, structural drawings, a full Building Control package including build-up details, insulation specification, waterproofing layers, and drainage drawings.

Roof Assessment for Solar Panels: What the Structural Check Has
to Cover

A typical residential solar installation weighs between 400 and 500 kilograms spread across
the roof area. Modern pitched roofs are generally designed to support snow loads of 60 to
100 kilograms per square metre, meaning solar panels at roughly 20 to 25 kilograms per square metre are well within the design capacity of most modern roofs. In those cases, a
structural assessment quickly confirms adequacy without requiring strengthening work.

The cases that require more detailed engineering input are older properties with timber
roofs showing signs of spread, sagging purlins, or missing collar ties; properties where
Commented [TE2]: I think we can find and replace all
istidam with “istidam consulting” previous modifications have affected the roof structure; and flat-roofed or unusual construction types where load paths are less straightforward. CROSS (Construction Safety Reporting System) has received multiple safety reports flagging concerns about solar panel installations on domestic roofs proceeding without structural engineering input, particularly
where panels are fixed to slender prefabricated timber trusses that are difficult to verify against combined snow and solar panel loading, and where inadequate fixings create wind uplift risk over time.

An Istidam Consulting roof assessment report covers the identification of existing defects, such as spreading, sagging, or missing structural members. It also includes the load calculation for the proposed panel layout under permanent, imposed, snow, and wind load combinations in accordance with BS EN 1991 (Eurocode 1) and BRE Digest 489, and a conclusion confirming adequacy or identifying any strengthening required before installation proceeds. This report forms part of the Building Control submission for the solar panel installation.

What Istidam produces for a solar panel roof assessment

Site inspection of the timber roof structure, identification of existing defects including roof spreading, sagging purlins, and missing collar ties, load calculations for the proposed panel layout under dead, imposed, snow, and wind load combinations per BS EN 1991 and BRE Digest 489, structural report confirming adequacy or specifying strengthening works and drawings for Building Control submission.

Structural Design Verification and Code Compliance

Not all structural calculations relate to new work. Existing structures are frequently
assessed against current UK standards in the context of change of use, alteration, extension, or following the identification of damage or deterioration. Istidam carries out a detailed assessment of existing structural elements: concrete, steel, timber, and masonry against the relevant Eurocodes, checking bending, shear, deflection, and lateral resistance for beams, columns, and wind-resisting elements.

This service is used by building owners, developers, solicitors, and insurers where the structural adequacy of an existing element needs to be established on a calculation basis rather than by visual inspection alone. It is also used in design verification for contractor-designed elements where the employer requires an independent check against BS EN 1990 through BS EN 1996 before construction proceeds.

What Istidam produces for design verification

Assessment of existing structural elements against Eurocodes (BS EN 1990–1996): bending, shear, deflection, and lateral resistance calculations, code compliance check for timber, masonry, concrete, and steel, written assessment report with findings and, where relevant, strengthening recommendations.

New Build Design: Residential, Commercial & Industrial

New build structural design requires a complete set of calculations and drawings covering every structural element of the proposed building: foundations, ground floor slab or suspended floor, external and internal load-bearing walls, first floor and roof structure, and any transfer structure where loads are redirected around openings or changes in plan. All design is carried out to the relevant Eurocodes under UK National Annexes.

For residential new builds, Istidam produces the structural calculation pack and drawings
required for Building Control approval, working from the architectural plans and a Phase 2 site investigation report that establishes the ground conditions. For commercial and
industrial structures, the scope expands to include portal frame or steel frame design,
cladding system loads, mezzanine floors, and, in some cases, dynamic loading from plant or machinery.

Istadam contacted me promptly after an initial enquiry. I was impressed by their professionalism and they carried out an inspection of my house at a date and time that suited me. The structural engineer who arrived, on time, immediately put my mind at rest and offered a practical solution to my query and also looked around the whole of my property to ensure there were no other signs that would indicate a structural problem. I highly recommend their professionalism and service.

We got Tarek in to provide a structural report on the property after concerning cracks flagged in our building survey from another provider. Tarek picked up on a lot more potential issues with the property and I think has saved us tens of thousands of £s. He's very thorough and knowledgable and would highly recommend his services.
